Perhaps the most important thing about successfully marketing real estate is getting the price right. If you under price the property you are needlessly giving away your valuable equity. Overpricing can be worse. Statistics show that over priced properties will take much longer to sell and will ultimately result in a lower sale price then if the property had been priced right form the outset.
An appraiser can do an appraisal to determine market value for real estate. This is a fee based service and is arguably the best way to establish a price for real estate. Like everything else, the cost of an appraisal varies. You may expect to pay $250.00 to $350.00 for a residential appraisal.
Realtors are able to conduct a CMA (comparative market analysis) to help determine the right asking price. A CMA will compare the subject property to a number of similar, recently sold properties. At Gammon Realty we have our own custom program for conducting a CMA. Our program is called Price Master. Unlike many automated CMA programs, Price Master allows us to make very specific data entries regarding each property's features, characteristics and amenities. Thus providing a better and more definitive result.
Some agents will attempt to do a CMA from a distance, never having entered the subject property. While in some sub divisions and planned communities when the housing is substantially similar in size and age, it may be possible to get a fairly good indication of value, we believe that it is imperative to take a physical tour and gather all of the pertinent facts first hand.
